  • Approximately 36 consecutive months of provable income

  • $3,000–$5,000 down payment (varies by home price)

  • Monthly payments commonly in the $700–$1,200 range

  • Long-term structure often around 30 years

What services do you provide?

What is seller-financing?

Seller financing unlocks property ownership without the constraints of traditional banking by leveraging flexible, faster financing directly from the Cross Lakes Property Exchange, LLC allowing you to secure a home with unconventional income or credit challenges, while avoiding high bank fees and lengthy approval processes. This is NOT a rental. You ARE the HOMEOWNER!

Do I need to make tons of repairs to these properties?

Most of the homes were recently lived in which means you could move in right away.  We buy homes as-is and some may need repairs to make the property fit your needs, and encourage buyers to do their due diligence before making a buying decision.

Is there any obligation to a submitted offer?

No pressure at all. Even your qualification fee is refundable if your are not approved for our seller financing.

Individuals willing to deploy acquisition capital on terms of 60 months, targeting an investor return/yield in the 10% - 12% range secured by real estate.
